I'm always amazed at what people can leave behind... neighbors in our development did a middle-of-the-night move out to break their lease and dumped a dozen contractor bags of their stuff in the alley behind their house. Including their kids school awards and trophies and all kinds of personal things that any sane parent would want to keep!

It's why I always talk myself out of keeping my townhouse as a rental property when I move. Who needs that kind of headache!

We get a few middle of the night move outs every now and again. Not much we can do about it aside from waiting the required period and haul the stuff away. We can re coop some of the loss with their security deposit, but in the above cases it barely covers the costs of removal and any damage they might have done to the unit.
I wouldn't mind owning an income property myself. But then I'm used to what can happen with renting units out to others. Thanks for your comment.

I agree. One of the reasons my daughter is living with me now. Her former land lord wired her apartment, found out from the electric Co. That she was paying the bill for another tenant, ( their electric was wired into her panel) Costing her big time.
